Laguna Niguel dates back to 1959, one of the first master-planned communities in California, with development starting in the hills above the coast in the early 1960s. Nearly 40% of the city is open space, and many of its neighborhoods — Bear Brand Ranch, Niguel Shores and El Niguel Heights among them — sit on larger hillside lots than you'll find in the newer, flatter cities nearby. That means longer circuit runs, more capacity for larger homes, and some of the oldest housing stock in the group, now well past its original design life.
